ATTOM published first quarter 2026 results. Nationally, 64,348 flipped homes sold, with a typical gross profit of $66,000 and a 25.4% gross return, over an average of 165 days per project.

Now the Texas markets

Houston 7.2% · San Antonio 5.1% · Dallas 4.3% · Austin 2.0%

Houston is at less than a third of the national average. And that figure is gross: it does not yet subtract the renovation, the interest, the property taxes for every month the house was in your name, the commission, or closing.

What that means in practice

At a 7.2% gross margin, a 15% renovation overrun doesn't shrink your profit — it erases it. Two extra months of construction does the same. In a 25% margin market you can absorb a mistake. Here you cannot.

The rest of the picture

· National existing-home inventory: 4.9 months, the highest in more than a decade.
· 30-year fixed rate: 6.76% — above the 6.35% of a year ago.
· Houston: median price $330,000, down 1.5% year over year, sales down 11.5%, 54 days on market.
· New construction: 9.6 months of supply. Builders have room to offer incentives, and your finished flip competes against that.

Why we keep buying

Because a cooling market is one where the buyer finally has negotiating power for the first time in years — if the buyer buys well. That's the entire business. Not the market: the entry price, the cost control, and who executes the work.

Houston está en menos de un tercio del promedio nacional. Y ese número es bruto: todavía no se le descontó la remodelación, ni los intereses, ni los impuestos prediales de los meses que la casa estuvo en tu nombre, ni la comisión, ni el cierre.

Lo que eso significa en la práctica

Con 7,2% de margen bruto, un sobrecosto de remodelación del 15% no te reduce la ganancia: te la borra. Dos meses extra de obra hacen lo mismo. En un mercado con 25% de margen puedes absorber un error; en este, no.

· Inventario nacional de vivienda usada: 4,9 meses, el nivel más alto en más de una década.
· Tasa fija a 30 años: 6,76% — más alta que el 6,35% de hace un año.
· Houston: precio mediano $330.000, 1,5% abajo que el año pasado, ventas 11,5% abajo, 54 días en el mercado.
· Vivienda nueva: 9,6 meses de inventario. Los constructores tienen espacio para dar incentivos, y tu casa remodelada compite contra eso.

Por qué seguimos comprando

Porque un mercado que se enfría es un mercado donde el que compra tiene poder de negociación por primera vez en años — si compra bien. Ahí está todo el negocio. No en el mercado: en el precio de entrada, en el control de costos y en quién ejecuta la obra.
